<p>It wasnt long ago and Steve and I were sifting through the pages of Steve Cooks &#8220;Wholesaling for Quick Cash&#8221; wondering how we are going to catapult our business to reflect what we were reading. Back then, it never even seemed possible to contact these two about how to do this. So the next best thing we did was master the program and got all the results we needed.</p>
<p>Over the past three years Steve and I have molded and twisted the business to work for us. We also sought mentors in each field of  real estate to help better our business. Along the way we made many new teachers and cut our learning curve by a few hundred deals and about 5 years.</p>
<p>Recently we remet up with JP and were discussing where this market was heading and being that Detroit is the nations worst market to sell anything in he thought we may have a few tricks up our sleeve&#8230;and oh boy did we ever.</p>

<p>I have an interesting story to share with you and it has to do with a closing htat was scheduled for noon a few weeks back.</p>
<p>So I am on my way to the closing and usually NEVER stop to pick up my lock box but this time I decided to drop by, grab the box and keys and give it to the seller at closing.It just happended to be snowing that day and the roads were nothing but ice. I hop out of my car, go grab the box and walk around the house to make sure its still in place. I get back in my car, put it in drive and&#8230;nothing. I am spinning my wheels in less than 1 inch of snow on a pure sheet of ice. So naturally, I rock it back and forth, move ahead come back, move ahead come back. After about ten minutes of nothing I call my business partner to come get me, Ill deal with the car later.</p>
<p>While waiting for him to come from the other side of town I am persistent in getting out. I take my floor mats out and stuff them under my wheels and start at it again. I MADE PROGRESS. I moved about four feet and I am stuck again. Now, I open my door to see whats going on! Whats that hissing sound I hear.</p>
<p>AHHHH. Flat tire from a nail in the street. No problem. let it get lower, ge more traction, make it to the closing deal with it later. Never happended that way. Now I am downright pissed off. Im late, my buyer is there, title company is thinking, &#8220;Gosh, Erik is here twice a week, hes never late&#8221;. So I call to set it straight and return to getting my Lexus unstuck. I redlining my car until my check engine light comes on and still nothing. Finally, once it got low enough I got some traction, got the momentum and just got going. I cal my partner and tell him to pick me up at the corner. Once I get to the corner, I realize he is not here yet.</p>
<p>Ill drive to the next corner and tell him to meet there. I get to the corner and just like Forrest Gump says &#8221; I just kept on going&#8221;. So I am driving down a main road on about 1 PSI of pressure in my poor lexus&#8217;. Next thing I hear is this unusually loud THUMP. I got passed by my own set of rubber. I look down and I am at 8000 RPMs and not moving. Jeez, I thought, It must be really flat. I cut three lanes over and left my car in an empty parking lot, grabbed my files, got out and ran (in $100 dress shoes mind you) through 18 inches of snow across two highways, down four blocks into my title company.</p>
<p>I dont write this story to brag but alot of people wonder how you make it in real estate. I ruined my car that day, but to no concern my buyer left the closing table with a $40,000 equity position and I left with $5000 to put in my bank.</p>
<p>Until that day I had about 45 minutes into this deal and after it was done I had a total of 1 hour 45 minutes and walked away with a small paycheck.</p>
<p>Just a fascinating story about what it takes to get it done in real estate. You rock it until the wheels fall off. literally.</p>

<p>NEW YORK (CNNMoney.com) &#8212; Housing might be in worse shape than we think. </p>
<p>There is probably even more excess housing inventory gumming up the market<br />
than current statistics indicate, thanks to a wave of foreclosures that has<br />
yet to hit the market.</p>
<p>The problem: Many foreclosed homes and other distressed properties that are<br />
now owned by banks have yet to be listed for sale. The volume of this<br />
so-called &#8216;ghost inventory&#8217; could be substantial enough to depress already<br />
steeply falling prices when it does go on the market.</p>
<p>&#8220;That&#8217;s not good news,&#8221; said Pat Newport, an analyst with IHS Global<br />
Insight. &#8220;[Excess] inventory is the biggest problem in housing these days,<br />
and it leads to lower housing prices, which leads to more foreclosures.&#8221;</p>
<p>RealtyTrac, the online marketer of foreclosed properties, recently<br />
discovered that it has far more foreclosed properties listed in its<br />
database, which the company compiles using courthouse records, than there<br />
are listed in the multiple listing services (MLS) maintained by real estate<br />
agents.</p>
<p>RealtyTrac looked at listings in four states, California, Maryland, Florida<br />
and Wisconsin, and found that they contained only a third of the<br />
foreclosures it has in its database.</p>
<p>The scope of the problem isn&#8217;t clear, but it could be huge considering that<br />
RealtyTrac has a total of 1.5 million bank-owned properties on its site.</p>
<p>&#8220;Many properties that should be listed on the MLS are not listed on the<br />
MLS,&#8221; said Lawrence Yun, chief economist for the National Association of<br />
Realtors (NAR).</p>
<p>Underestimating inventory<br />
The National Association of Realtors calculates official housing inventory<br />
statistics using data from the multiple listing services. By that measure,<br />
there were 4.2 million existing homes for sale in November, an 11.2-month<br />
supply at the current sales pace, up from a 10.3-month supply in October. </p>
<p>But now it seems quite possible that these figures, which are already at<br />
record highs, are underestimating the situation. And if that&#8217;s the case, it<br />
could take much longer for the housing market recovery than analysts<br />
currently expect. </p>
<p>Until supply can be brought down to a more normalized level of six to seven<br />
months, home prices will continue to come under pressure, according to Yun.</p>
<p>&#8220;It could be a worse problem than we think,&#8221; he said.</p>
<p>L.J. Jennings, a real estate broker with Pyramid Real Estate and Investments<br />
in Oakland, Calif., sees plenty of evidence that it is. </p>
<p>&#8220;There are a number of properties in my area that have actually been taken<br />
back by the banks, but have not hit the market yet,&#8221; he said. &#8220;Once a bank<br />
repossesses a property, in some cases, it can take more than six months to<br />
hit the market.&#8221;</p>
<p>He cites a handful of examples offhand, including a single-family home in<br />
Richmond seized in early October, a condo in San Ramon taken back the same<br />
month and a four-family building in Oakland that was repossessed in July. </p>
<p>&#8220;Either lenders are overwhelmed and can&#8217;t get these properties back on sale<br />
quickly&#8221; said RealtyTrac spokesman Rick Sharga, &#8220;or they&#8217;re deliberately<br />
slowing down.&#8221;</p>
<p>Why there&#8217;s a delay<br />
The chief problem is probably system overload: Lenders are just not prepared<br />
to handle the sheer numbers of foreclosures that they have on their books.<br />
Banks took back about 860,000 in 2008 &#8211; more than twice the number in 2007 -<br />
according to RealtyTrac. Before the housing crisis hit, it took only about a<br />
month to get a bank-owned foreclosure on the market.</p>
<p>Lenders still insist they try to act as swiftly as possible. According to<br />
Tom Kelly, a spokesman for Chase (JPM, Fortune 500) Mortgage, their goal is<br />
to cut their losses on these homes, which are expensive to maintain, as fast<br />
as possible. </p>
<p>But banks might hold back listings in areas where they already have lots of<br />
homes for sale in order to avoid flooding the market, according to Michael<br />
Youngblood, a financial analyst and founder of Five Bridges Capital, an<br />
asset management company.</p>
<p>&#8220;If lenders have a significant number of properties in a limited area, they<br />
may want to stagger putting them back on the market,&#8221; he said.</p>
<p>Eve Alexander, a real estate broker with Buyers Broker of Florida in<br />
Orlando, attributes the delays to the general malaise that&#8217;s overtaken the<br />
lending industry as it&#8217;s imploded.</p>
<p>&#8220;I think banks are dragging their rears about doing just about everything,&#8221;<br />
she said. &#8220;They have so much going on, and there&#8217;s so much red tape and the<br />
people don&#8217;t care, nothing gets done.&#8221;</p>
<p>There are also batches of bank-owned homes that don&#8217;t appear on the multiple<br />
listing services because lenders are trying to sell them via bulk and<br />
auction sales to investors as well as individuals, according to John Mechem,<br />
public affairs director for the Mortgage Bankers Association. </p>
<p>He adds that it&#8217;s also taking much longer to get many foreclosed homes in<br />
decent enough shape to put on the market. (see This home for sale stinks.)</p>
<p>Bank-owned properties are in worse condition than ever because the<br />
foreclosure process is taking longer than ever. As much as a year can pass<br />
between the time a borrower first misses a payment and the final auction<br />
sale, according to Youngblood. During that time, houses often deteriorate<br />
because owners have neither the money nor the incentive to maintain them.<br />
Some disgruntled homeowners may even deliberately damage homes before they<br />
leave.</p>
<p>&#8220;According to our servicing folks, it&#8217;s taking more time for lenders to get<br />
properties in saleable condition,&#8221; said Mechem.</p>
<p>The phenomenon of a growing ghost inventory doesn&#8217;t promise to get better<br />
anytime soon, as long as the rate of foreclosures continues to ravage the<br />
market. There were more than 3.1 million foreclosure filings in 2008,<br />
according to RealtyTrac. </p>
<p>Said Sharga: &#8220;I don&#8217;t see how we can avoid another 3 million in 2009.&#8221;</p>

			<content:encoded><![CDATA[<p>Heres a great story from friend and mentor Preston Ely about respecting the authority and being obedient to those commands.</p>
<p>The Story of the Man and the Boulder</p>
<p>Once upon a tizzle, there was a man living in a cabin in the woods who, one night, woke up to see a bright light shining in the cabin. </p>
<p>&#8220;Tinkerbell?&#8221; queried the sleepy-eyed cabin man.  &#8220;No, dork.  It’s God.&#8221; said the light.  &#8220;There is something I want you to do.  Get up.&#8221;</p>
<p>The man inquired what it was, and God responded, &#8220;There is a big boulder in front of your cabin. I want you to go out there every day and push, and push, and push against that boulder.&#8221;</p>
<p>&#8220;Are you serious?&#8221; the man asked.  &#8220;That sounds like a terrible idea.  And besides, there wasn’t any boulder out there yesterday.  Why did you put that there?  Am I being punked?  Ashton!&#8221;  </p>
<p>But the man took God’s instructions seriously. Day after day for many, many weeks he pushed against that boulder. But he couldn’t budge it an inch. After awhile an idea came into his head, which he understood to be the voice of the devil. &#8220;Look, you don’t have to bother with this. You have done your best. You won’t succeed at this. Accept that you have failed. It is useless. Then just take it easy and do the least amount of work you can.&#8221;</p>
<p>Before the man would take that advice, however, he decided to pray. He prayed and prayed and prayed. &#8220;God, I have done what You asked me. I have been very faithful. Every day for hours I have been pushing against that rock, but I have not budged it an inch. I have failed.  Thank you for taking my self esteem down a notch.  I needed that.&#8221;</p>
<p>Then God, with great compassion, answered. &#8220;Son, you are not a failure. I asked you to push against that rock, and you were obedient. I never asked you to move it. I asked you to push against it.</p>
<p>&#8220;Because you have pushed faithfully and diligently against that rock every day, notice how strong your arms have become.  It’s like ‘Whoa, welcome to the GUN show!’  Your back is brown and sinewy, your legs are massive; you are in such better shape now than you were. You have learned a lot because you have been faithful and obedient.&#8221;</p>
<p>Then God said to the man, &#8220;You have trusted me. Now I will move the rock.&#8221;</p>
<p>That is the way God does things.</p>
<p>So, when life is getting you down, PUSH. When you’re having trouble on your job and things are not working out, well,…QUIT.  But then start PUSHING in your OWN business. When the bills are high and the money is low, PUSH. When people aren’t responding to you in ways you hope and want, PUSH. When people don’t understand you, PUSH.</p>
<p>There is more happening than you realize. </p>
<p>Make it a great new year.  And may all your boulders be moved in light of your previous efforts and God’s grace combined.</p>

			<content:encoded><![CDATA[<p>As Michigan Property Superstore wraps up its 2008 year of RE investing there is alot instore to achieve our $50,000,000 goal for 2009. We are making the jump from our bread and butter, paycheck serving $10,000 flips to buying commercial real estate and Florida properties at never again in history prices. We did over $1,000,000 in business since our startup in March of 2008 and are making the next major leap to grab the reigns on this marketplace. Our investors have acquired more than $800,000 in profits and equities just from our resources. We have built relations with Florida wholesalers, brokers, private lenders and have built a mainstream of serious wealth builders worldwide over the past few months.</p>
<p>It wasnt long ago that we were sighing at the thought of paying $1000 for our website due to lack of consistent income but now we have flipped over 30 houses, setup Nevada companies, setup and contributed to IRA&#8217;s, gained the respect, influence and personal friendship of Than Merrill, Preston Ely, Kenny Rushing and helped many new investors see the dream is real.</p>
<p>I have to contribute alot of our success to going against the grain and working while most others are vacationing and spending holidays with thier families. The actions of thinking BIG is our subconscious mind and that cant be unprogrammed. This dream has become real and you can bank on Michigan Property Superstore to become the Wal-Mart of real estate. </p>
<p>As the transition of wealth occurs in these times it is pleasureable that MPS has the ability to build such success and give back. This year was just the beginning of lending our helping hand. Aside from helping new investors do thier first deals and stuffing over $20,000 in thier pockets, we were also fortunate enough to fly to New Orleans and see first hand the devastation of Hurricane Katrina. Yes, years after the damage was done there is still a large part of NOLA (new orleans LA) that is lacking the heritage and lifeblood that used to be there. We even handed out care packages to local families as a part of the cure for www.investorscare.com. Just a few weeks back we were fortunate enough to help a local family obtain another safe house for recovering addicts. These points are not made to give bragging rights but this is where the joy comes in to have the ability to help.</p>
<p>We want to thank everybody who has contributed to the restoration of Michigan real estate and continue to look forward to your presence in the years to come. </p>

			<content:encoded><![CDATA[<p>Recently, while the team of Michigan Property Superstore was gathered around discussing great progress in the year 2008 and projecting the $50,000,000 sales goal for 2009 (yes, its correctly typed in front of you), we noticed what has been the main source for generated income. While we can skim the grade or dig through multiple layers, there is one major characteristic that supercedes all others. The ability to take action.<br />
It was not long ago that I heard a comment about millionaires who make a decsion based on 30 percent of the knowledge neccessary to play his hand or hold til the next round. This cannot be more true than in our quest to success. We applied the 80/20 rule to this and also came to terms that of the 20% of buyers and sellers that were most crucial to 80% of our business were those that chose to submit an offer right away, go view a property right away, make a decision based on our word and knowledge of value versus price and ultimately those that know when we say &#8220;this property will not last&#8221;. It wll not last.<br />
Most buyers (and even general public) realize that phrase as some catchy sales jingle. When properties sell at 40% to 60% off, people go crazy. When we sell properties 10% to 50% off, we create a new standard.<br />

So is the lack of immediate action due in fault to those who have too high of expectations? Maybe they are allowing the emotion of a financial decsion decide thier net worth fate! </p>

<p>Hopefully this little bit of insight will allow another person teetering the border of a lifechanging event to jump into the unknown and always have a clear understanding of why they chose to and where they will end up. The fear of never resurfacing is usually the stopping point for most. Just as a note to those who may be there now, if you told me one year ago that one year from then I would have built a company with $50,000,000 projected sales you would have just got a &#8220;under my breath&#8221; laugh. Now that I&#8217;ve built a successful partnership company with over $200,000 in profits its first year in business, helped investors all over my county succeed in flipping homes, been responsible for cleaning up city neighborhoods vacant homes, put tax payers into these communties, put food on the table for many skilled labor workers, there is nothing that is not attainable and it is now easier for me to believe in the dream than it is to ignore it.</p>

			<content:encoded><![CDATA[<p>No I dont mean the weather outside today.</p>
<p>Recently, MPS, Inc. has noticed the flood of investors who are gearing up for winter months and getting a reserve on the cleanest foreclosures ready to flip by next Spring. These investors realize that during these months the flow of buying almost comes to a halt, so now is te time to gobble up equity spreads and preserve those properties until buyers come running with thier approvals.</p>
<p>Today we closed out a property with an investor that has six projects going on  all sides of town. Many investors tend to hold properties and profits to themselves to keep the large checks coming in. This particular gentleman has grasped the reigns on building partnerships and putting teams in place to cover the many apsects of rehabbing. MPS purchased this house first thing Tuesday morrning before running off to elections, returning to the car to realize we had missed several calls from an investor who wanted to secure and close this property the same week to begin his seventh project.</p>
<p>My challenge to you is this? What made our phone ring and why has he purchased several houses from us above all other investors in the area? We could sum this up in a few simple words of customer base knowledge but it goes way deeper than that. Was it the spreads that we offered that noone else can get? Perhaps. How about the fact that he did not have to do any negotiating with the banks over purchase price? Nope. It was already SUPER CHEAP. Maybe it was the fact the he didnt have to do anything other than show up to closing with a check because he trusts our company to send over accurate comps, handle the structuring of entities for him to take title, organize paperwork and title company to close.</p>
<p>One thing that makes our relationship so coordinated is our level of communication. We know his quality of work is what sells immediately in this market and we have proven that by selling ALL of his houses bought through us by either having another investor buy before he closes of getting full or OVEr asking price on his rehabbed homes.</p>

<p>Instead of just being &#8220;that wholesaler&#8221; who provides good deals. follow your customers. If your making $5000-$15,000  per deal you are one of the highest hourly paid professions (yes you are a professional) in th world. The least you can do is show up at the site with coffees for the crew and see what they are doing. Find out what snags they had. What would make the flip easier? City certs a problem? Go to the county and tell them what you do and you want to work with them to restore thier city. THEY WILL GIVE IN EVENTUALLY.</p>
<p>Control your little corner in your marketplace. You are your only competition. Noone will do what you provide.</p>
